The Opportunity
A privately held, entrepreneurial commercial real estate development and construction management firm in the Montgomery County MD area is seeking an experienced Fractional CFO to provide senior-level oversight of its accounting and finance function. The company acquires, develops, and repositions properties, with a particular focus on multifamily, mixed-use, and workforce rental housing.
This is a hands-on advisory role for a real estate finance leader who can review the work, strengthen the team, and give ownership confidence that financial reporting and cash-flow information are complete, accurate, and decision-ready. The engagement will begin at approximately 5 to 8 hours per week and will be performed primarily remotely. Limited on-site presence in the Bethesda area will be required periodically, with timing and frequency based on business needs.
What You Will Do
- Provide CFO-level oversight across multiple entities, properties, and active development projects.
- Review monthly financial statements, balance-sheet reconciliations, journal entries, accruals, and supporting schedules for accuracy and completeness.
- Oversee project and development cost accounting, capitalization, and related GAAP and tax considerations.
- Monitor cash flow and help ownership understand current liquidity, future funding needs, and financial priorities.
- Support budgeting, forecasting, scenario analysis, and practical management reporting.
- Manage, guide, and mentor the existing accounting team while maintaining appropriate accountability for the quality of its work.
- Coordinate with the outside CPA firm on tax, audit, and year-end matters.
- Assist with lender and investor reporting and interface with banks, capital partners, and other outside parties as needed.
- Serve as a trusted financial sounding board to ownership on financing, acquisitions, special projects, and other transactions.
- Provide limited assistance with ownership-related financial administration when requested.
What We Are Looking For
- Prior experience as a CFO, VP of Finance, or senior Controller within commercial real estate.
- Direct experience with a development-focused business model involving property acquisitions, construction or redevelopment, multiple entities, and project-level reporting.
- Strong command of real estate accounting, development and construction costs, capitalization, GAAP, and tax-sensitive reporting.
- Experience working with lenders, investors, outside CPAs, and ownership in a privately held or entrepreneurial environment.
- Ability to review and challenge financial information without taking over responsibilities that should remain with the accounting team.
- Practical, low-ego leadership style with the judgment to move comfortably between detailed accounting review and strategic advice.
- Availability for approximately 5 to 8 hours per week initially, primarily remote, with the flexibility to attend occasional on-site meetings in the Bethesda area as business needs require.
Preferred Background
- Multifamily or mixed-use real estate development and workforce housing experience.
- Construction management, distressed-property repositioning, or value-add development exposure.
- CPA or advanced degree is helpful but not required when supported by strong, directly relevant experience.

Limited on-site presence in the Montgomery County, MD area will vary based on meetings, projects, and other business needs. Hours may evolve as the engagement develops.
